The commute, honestly. Aiken to downtown Augusta is a real drive, not a hop. Plan on roughly 30 to 35 minutes in normal traffic, and check a routing app at your actual travel hour before you commit. The Savannah River Site commute varies sharply by gate and work location, so ask your hiring team which gate you will use and route from there. Schools. Aiken County Public School District, headquartered at 1000 Brookhaven Drive, (803) 641-2428. Aiken addresses feed schools including Aiken High and South Aiken High, but zoning is by exact address, not by the town name on your mailbox. Section 8 has the full picture.

Where people work. Households here earn from a mix of the Savannah River Site, Aiken Regional Medical Centers, the school district and city and county government, the University of South Carolina Aiken, the equine industry, and retail and services along Whiskey Road and downtown. No employer counts or job totals are verified, so none are stated here.

Healthcare caveat. The hospital is in town: Aiken Regional Medical Centers at 302 University Parkway. Section 9 has the details.

Aiken is a car city. Learn the corridors and the region opens up.

Whiskey Road is the commercial spine: grocery stores, big-box retail, and most of the chain dining. Richland Avenue runs east-west through town. Laurens Street is the downtown main street, with The Alley running alongside it as the dining and nightlife strip. I-20 runs south of the city and is the fast route to Augusta, North Augusta, and Columbia.

Aiken's housing splits into three rough buckets: the gated golf community, the older streets near downtown, and the suburban corridors.

• Woodside Plantation is the big planned community: a private, gated golf community that its own materials describe as covering more than 2,900 acres. Named neighborhoods inside it include The Highlands, The Enclave, The Overlook, and the Townhomes at Bellewood. Expect HOA rules and fees; read them before you buy.
• Near downtown and Laurens Street, the streets are older and established, with the historic character that comes from Aiken's resort past. Walk the blocks you are considering; lot sizes, shade, and upkeep vary street by street.
• Along Whiskey Road and Richland Avenue, the stock is suburban: ranch and brick subdivisions, townhomes, and newer construction near the retail.

One tip. Drive any neighborhood at your actual commute hour before you sign. Whiskey Road traffic and the I-20 run are the two things that surprise newcomers.

Aiken's economy rests on several legs: the Savannah River Site and its contractors, healthcare anchored by Aiken Regional, education (the school district and USC Aiken), the equine industry (training, shows, and everything around the Woods), and downtown retail, dining, and tourism. That mix is steadier than a one-employer town but still moves with federal budgets at the Site. No employment totals are verified, so none are stated here.

The horses, first. Few small cities have a 2,100-acre forest inside them, a training track on the National Register, and a horse show running since 1916. That heritage shapes the town: the tack shops, the show calendar, the riders on the trails at dawn.

Then the downtown. Laurens Street and The Alley give Aiken something most CSRA suburbs do not have: a walkable center with restaurants, shops, and events.
