Grovetown is a fast-growing Columbia County suburb built for commuters: most of the housing stock is subdivisions, most of the growth is recent, and most of the dinner-table conversation is about the drive. This guide covers what it costs, how the schools zone, where to set up utilities, and what's actually here.

The short version: Grovetown trades character for convenience. If you want a short commute, new construction, and Columbia County schools, this is the default pick. If you want a walkable downtown or an older neighborhood with big trees, look at the nearby alternatives in section 6.

Overview

Grovetown is a city of 17,939 people (Census estimate, July 1, 2025) in Columbia County, Georgia, about two miles north of Fort Gordon and two miles south of I-20. It started as a railroad community called Belair, took its name from the area's large groves of trees, and incorporated in 1881. For most of its life it was a country crossroads. Then the subdivisions came.

The numbers tell the story: 11,216 residents in 2010, 15,577 in 2020, an estimated 17,939 in 2025. That growth is almost entirely residential, which is why Grovetown feels newer than its 1881 incorporation date suggests. City Hall sits at 103 Old Wrightsboro Road, 706-863-4576 (cityofgrovetown.com).

Grovetown's own 2026-2031 comprehensive plan, adopted in February 2026, puts the 2024 population at 17,286 and projects about 18,516 by 2029. The plan's read on the growth: up 55.2% from 2010 to 2024, a 3.2% annual pace that outran both Columbia County and the Augusta metro. It also sketches who lives here: median age 32.1, nearly a quarter of residents under 14, a majority-minority population, and median household income of $74,695.

One thing to know up front: the mayor's office has been unsettled in 2026. Mayor Gary Jones resigned in March, and a November special election was canceled when Jones became the sole candidate. Don't rely on any single name you see online; check the city's current administration page.

Who Grovetown suits

Grovetown is a commuter town first. It sits two miles from the region's largest employer, it feeds Columbia County schools, and most of the housing stock is newer subdivisions. That combination makes it the natural pick for three kinds of people: commuters who want the shortest drive, families who want new construction and strong schools, and newcomers who want a straightforward landing with everything close by.

The commute is the pitch. Grovetown to Fort Gordon Gate 1 runs 15 to 25 minutes in typical rush-hour traffic. Downtown Augusta runs 20 to 30 minutes via I-20, Evans 10 to 15. No other town beats the Gate 1 time. If you work at Fort Gordon, read the Fort Gordon guide's gate section before you sign anything, since gate choice shapes the decision more than mileage does.

Schools are the second reason. Grovetown sits in the Columbia County School District, the district most families in the area ask for by name. Feeder details are in section 8. Verify your exact address with the district, not with a listing agent.

Housing is the third. Median home lists run in the low-to-mid $300Ks (summer 2026), mostly 3-4 bedroom new construction in subdivisions. Section 5 has the full breakdown.

Commute & getting around

Grovetown's road network is simple. The main corridors are Robinson Avenue (SR 223), Wrightsboro Road (SR 388), Horizon South Parkway, and Gordon Highway (US 78/278). I-20 Exit 190 (Horizon South Parkway) serves the Gateway Boulevard area and the new hospital.

The average Grovetown one-way commute is 25.2 minutes, and 81.4% of workers drive alone (BestPlaces). Mass transit is effectively zero: Augusta Transit's fixed routes stay inside the I-520 corridor and do not serve Grovetown. Columbia County runs a door-to-door public transit shuttle for county residents, 706-556-0807, $9 round trip for adults with reservations required. It is a scheduled ride service, not a bus you catch.

What's on deck: the city's 2026 plan lists $1 million for sidewalks and crosswalks citywide (2026-2030), a $1.5 million Katherine Street widening (2028-2030), a Whiskey Road connection, and a streetscape project on East Robinson Avenue (2029-2030), plus an extension of the Euchee Creek Greenway and a full bicycle and pedestrian plan by 2030. Expect construction zones on the arterials over the next few years.

Moving-to-Grovetown checklist

  1. Water, sewer, and trash: City of Grovetown utility billing, 706-863-4576. Set up service before move-in day. New accounts need a deposit ($85 for homeowners, $125 for renters) plus a $35 admin fee on the first bill. After-hours water/sewer line: 706-863-1212.
  2. Electric: Georgia Power serves Grovetown. Start service at georgiapower.com. Some addresses near the city edge fall under an EMC instead, so confirm at your exact address.
  3. Natural gas: Georgia is deregulated. Atlanta Gas Light owns the pipes; you shop certified marketers (Gas South, SCANA Energy, Georgia Natural Gas, Constellation, and others) for the rate. This surprises newcomers from regulated states.
  4. Internet: AT&T fiber covers about 81% of Grovetown per FCC data, with Xfinity and WOW also reported. Check availability at your address before you assume fiber.
  5. Driver's license and registration: New Georgia residents handle licensing through the Georgia DDS and registration through the Columbia County tag office.
  6. Voter registration: Register at your Grovetown address through the Georgia Secretary of State's office.
  7. Trash day: Tuesday. The city provides one container with weekly pickup; have it at the curb by 7:00 a.m. Confirm the current monthly rate when you set up utilities.

Neighborhoods & housing

Grovetown's housing is overwhelmingly subdivisions, most of it built in the last two decades. That is the product, and it is what most buyers here are shopping for: 3–4 bedroom single-family homes, two-car garages, HOAs of varying strictness.

Subdivision names you'll see in listings include Woodward Place, Pepper Hill, and Canterbury Farms, among many others. Treat any single listing's price as what it is: one house, not a neighborhood benchmark. HOA fees and rules vary widely by subdivision, so read the covenants before you fall in love with a floor plan.

The city's comprehensive plan counts about 6,540 housing units (2024), roughly 60% of them built after 2000. About 60% are single-family detached, 32% are multifamily or mobile homes, and the tenure split is 60% owner-occupied to 40% renter-occupied. The plan's median home value is $248,358 (2024) with median gross rent at $1,196. Note the difference: the listing prices above are what 2026 sellers are asking; the plan's figure is a 2024 estimate of all homes, not just what's for sale. Looking ahead, the plan calls for more variety, including smaller-scale housing through a zoning update and rehab of deteriorated stock.

Renting: The rental market is mostly single-family homes and a smaller apartment stock. Prices move with the school year and the season, so check current listings rather than trusting a number printed in a guide.

Cost of living

Grovetown sits below the national average overall, with the usual Sun Belt pattern: housing and services cost less, a few line items cost more. The specifics that matter for a household budget:

Housing is the big one, covered in section 5. Property taxes follow Columbia County millage plus the city levy; Georgia's homestead exemptions apply. File for the exemption by April 1 at the county tax office in Evans (630 Ronald Reagan Drive, Building C) to get it on the current year's bill. Get the exact millage from the county tax commissioner before you budget, since rates reset annually.

Georgia income tax is a flat 4.99% for 2026, with a $15,000 standard deduction (single) or $30,000 (married filing jointly).

Day-to-day costs: Groceries track close to the national average. Childcare is the line item that surprises newcomers most; center-based full-day care in the area runs roughly $200–300/week. See section 11.

Public schools are the Columbia County School District, and the feeder pattern is not a simple town-wide funnel. Per the district's feeder chart (revised January 2024):

Two traps to avoid: Brookwood Elementary does not feed exclusively to Grovetown High, and Euchee Creek Elementary feeds toward Harlem, not Grovetown. Verify your exact address with CCSD zoning at ccboe.net. Do not take a listing agent's word for the zoned school.

Pre-K: Georgia's free Pre-K program operates in the area; Childcare Network at 724 East Robinson Avenue is one confirmed provider. Check Georgia DECAL for the current provider list.

Private option: Savannah River Academy, 213 S. Old Belair Road, (706) 469-4522, serves preschool through 8th grade and runs a specialized dyslexia program (savannahriveracademy.org).

Healthcare

The biggest local story in years: Wellstar Columbia County Medical Center, 5000 Gateway Boulevard, opened to patients on August 26, 2026. It is Columbia County's first dedicated hospital: $378 million, 100 beds, six operating rooms, near I-20 Exit 190. A 92,000-square-foot medical office building with 11 outpatient clinics was expected to follow in November 2026.

Grocery, dining & shopping

Grovetown covers the weekly shop without a trip to Augusta. The main grocery options with Grovetown addresses: Kroger on Lewiston Road, Food Lion on Columbia Road, Walmart Supercenter on Steiner Way, and Walmart Neighborhood Market on Wrightsboro Road. Chick-fil-A sits at 210 Meridian Drive.

No Publix in Grovetown proper as of this writing. Publix loyalists drive to Evans, where the Riverwood Town Center store sits at 5119 Washington Road (publix.com).

Dining in Grovetown leans toward chains and fast-casual along the retail corridors. For a wider restaurant scene, Evans and downtown Augusta are 10–25 minutes away. Nobody has published a reliable local-favorites list we trust, so we're not inventing one; ask your neighbors.

Jobs & working here

Grovetown itself is mostly a bedroom community: the job base is retail, services, schools, and now healthcare. The defining employment story is the Wellstar hospital, a $378 million facility that opened in August 2026 and is still building out its outpatient clinics.

Most working adults commute. Major employers nearby include Fort Gordon, Wellstar MCG Health, the Savannah River Site, the school systems, and Augusta's medical district. If you work at Fort Gordon, the Fort Gordon guide has the gate details you'll want before you pick a neighborhood.

Remote workers should confirm internet at their address (section 4); AT&T fiber covers most but not all of the city.

The plan's jobs picture (2022 data): about 2,402 jobs sit inside the city, led by manufacturing (33%), education (18%), and retail trade (17%). Only 156 people both live and work in Grovetown; 1,931 commute in and 5,749 residents commute out. The county's largest employers include Amazon (4,500), the school system (4,070), John Deere (1,400, just outside the city), the county government (1,250), Walmart (1,030), and Club Car (800). The city's stated economic goals: more and better restaurants and retail near a future downtown, higher-paying professional, tech, and medical jobs, and business recruitment that leans on regional assets including Fort Gordon and Army Cyber Command.

The Grovetown Library (Greater Clarks Hill Regional Library System) sits at 105 Old Wrightsboro Road, next to City Hall. Check gchrl.org for current hours before you go.

The 2026 plan earmarks $859,213 for Goodale Park improvements (2028-2030) and $500,000-$600,000 for a Liberty Park recreation center addition, plus an extension of the Euchee Creek Greenway. The trail system is one of the few things the city is actively expanding.

This is not a nightlife town. Evenings here are youth sports, church activities, and the occasional city event. If walkable entertainment matters to you, that's what Augusta and North Augusta are for.

Churches are part of the weekly rhythm for a lot of Grovetown households, and the options span the usual CSRA mix of denominations. We haven't verified a directory we'd trust enough to publish as a list, and a stale church list is worse than none. Check the city's site and a maps search near your address; then visit. Congregations here are used to newcomers.

Local economy

Grovetown's economy is growth itself. The city exists in its current form because Fort Gordon kept generating housing demand and developers kept meeting it a few miles north of the gate. The commercial corridors along Robinson Avenue and Wrightsboro Road are the visible result: grocery, fast-casual, auto, and services following the rooftops.

The 2026 inflection point is healthcare. Columbia County never had its own hospital until the Wellstar facility opened in August; that changes both the job mix and where residents go for serious care. Watch the medical office building and the surrounding Gateway Boulevard development; that corridor is where the next few years of commercial growth will concentrate.

The city's adopted vision, from the 2026-2031 comprehensive plan: "a vibrant, inclusive community offering opportunity, affordability, and a high quality of life for all who live, work, and grow in Grovetown." The plan is blunt about what's missing: no real downtown or walkable commercial district. The city's answer is a Main Street designation push, a zoning code update, and a downtown pilot redevelopment, with Evans, Sugar Hill, Braselton, Woodstock, and Duluth studied as peer downtowns.

What makes Grovetown Grovetown

Three things, honestly. First, proximity: no other town sits this close to the region's largest employer, and everything about the town's layout reflects it. Second, newness: most of what you see was built in the last twenty years, which means modern floor plans and HOAs in roughly equal measure. Third, the school district: Columbia County schools are the reason a large share of residents chose this ZIP code specifically, and the district's reputation is the town's strongest asset.

What it isn't: a historic small town, a food destination, or a place with a finished downtown. The city is working on downtown revitalization, but today downtown Grovetown is a plan more than a destination. Come for the commute and the schools, not the charm.

Where to be cautious

What the official data does say (GBI 2024 UCR, the most current full year): Columbia County recorded 1,115 index crimes across 168,748 residents, a rate of 661 per 100,000. That sits well below the GA-side metro average and dramatically below Richmond County's 4,271 per 100,000. Grovetown-specific city numbers aren't published in that table, but the county context is the right frame: this is one of the lower-crime parts of the metro.

Practical notes. New subdivisions mean construction traffic and the occasional road project; check the city's notices if your commute route looks torn up. The city's 2026 plan adds two official cautions: 1,947 crashes on city roads from 2020 to 2024 (1 fatal, 14 serious injuries, 5 involving pedestrians), with high-crash areas flagged as a key concern; and flood and drainage problems in parts of town, with stormwater fixes on the to-do list. Check flood maps for any address you're serious about. HOA rules bite harder here than in older towns; read covenants before buying. And as everywhere in the CSRA, lock your vehicles and don't leave valuables visible.
