Evans and Augusta sit about 11 miles apart on Washington Road, but they work like different places. Evans is an unincorporated suburb in Columbia County with no city government. Augusta is a consolidated city-county with a downtown, a riverfront, and its own tax structure. Overview
Evans is a census-designated place of 34,536 people (2020 Census) in eastern Columbia County. It has no mayor, no city hall, and no city taxes. Columbia County is the government. What Evans does have: the county government center, the school district headquarters, the main county library, and the busiest retail corridor in the county along Washington Road.
Augusta is the region's anchor city, merged with Richmond County into a single consolidated government in 1996. It has the downtown, the medical district, the Savannah River riverfront, and the most affordable housing in the metro core. Neighborhood choice matters more here than in Evans, because the city covers far more ground and varies more street to street. The tradeoff in one line: Evans sells you Columbia County schools and new subdivisions at the region's highest suburban prices. Augusta sells you the urban core, shorter drives to most jobs, and lower prices with more variation.

Schools
This is the section that decides the most moves. Evans is zoned to the Columbia County School District. Augusta is zoned to the Richmond County School System.

The two districts serve nearly identical numbers of students, but Richmond spreads them across 49 schools to Columbia's 30. On the state's CCRPI accountability measure, both districts are evaluated under the same component-based system for 2024-25, and Georgia no longer publishes a single 0-100 score, so there is no one official number that ranks the districts against each other. District-level component scores exist in GaDOE data files but were not individually verified for this page.
Richmond County's answer to the gap is magnets: four countywide magnet schools that any Richmond County student can apply to. Columbia County's draw is consistency across its zoned schools.
One rule for both sides of the county line: zoning follows your exact address, not the town name. Some Martinez addresses fall in Richmond County, and some Augusta addresses fall in Columbia County. Verify with the district before you sign anything.
Property taxes
Evans and Augusta tax you through different governments, and the structures are not directly comparable line by line. All figures below are 2025 tax-year millage rates from official county publications.

What consolidation means in practice: an Augusta homeowner gets one bill from the Richmond County Tax Commissioner, with no separate city tax stacked on top. But that single bill carries several levies, and the school levy, set separately in both counties, is the largest slice of either bill.
One more thing to know if you are buying in Columbia County: the county is pursuing homestead tax relief tied to the Google data center deal at White Oak Technology Park. The county launched its "Road to Relief" program site in September 2026, and commissioners directed the elections office in July 2026 to put the authorizing measure (HB 439) before voters in November. The exact ballot language could not be verified from an official source as of this writing, so treat the details as developing. This is a Columbia County vote. It does not affect Augusta or Richmond County homeowners.
Crime, plainly
The Georgia Bureau of Investigation's 2024 Crime Statistics Summary is the latest annual GBI publication as of September 2026. Rates below are per 100,000 residents; the total index rate is per 1,000, as the GBI publishes it.

Two cautions before you read too much into the gap. First, these are county figures, and Evans does not report separately: Evans is unincorporated, the Columbia County Sheriff's Office polices it, and its incidents fold into the county total. Second, Richmond County's total covers everything from the medical district to south Richmond County, so the county rate says nothing about any specific Augusta neighborhood. The qualitative picture matches the numbers: Evans has the highest home prices in Columbia County, driven by newer subdivisions. Augusta proper has the most affordable housing in the metro core, with far more variation by neighborhood.
Commute
Every figure in this section is a planning estimate, not a measured time. Traffic on Washington Road, gate queues if Fort Gordon is your destination, and the time of day all change the math. Drive your actual route at your actual hour before you commit.
- Central Evans to downtown Augusta: about 18 to 25 minutes via Washington Road or Wrightsboro Road (web estimates; 11 miles).
- West Augusta (I-20 corridor) to downtown: about 20 minutes (hotel and listing estimates; treat as rough).
- Evans to Fort Gordon's gates: longer than from Grovetown or Martinez. Evans sits on the far side of the county from most gates, so base commuters usually trade the schools for the drive. See The Fort Gordon Guide for gate detail.
If your job is at the medical district or downtown, living in Augusta can cut the commute to minutes. If your job is anywhere along the Washington Road corridor, Evans puts you close to work and to the region's main shopping.
Vibe and daily life
Evans feels like a suburb that is still deciding what it wants to be when it grows up. There is no historic downtown. The town-center identity is under construction around Evans Town Center: the Plaza at Evans Towne Center, a walkable mixed-use development anchored by the Ron Cross Performing Arts Theater, across from the county courthouse, the main library, and the Lady A Amphitheater. Day to day, life runs on the Washington Road retail corridor, the county parks, and the school calendar.
Augusta feels like a small city with a real core. Downtown sits on the Savannah River, and the multi-level Riverwalk park reconnects the city to the waterfront. The medical district anchors the west side, the Garden City and Summerville historic districts anchor the in-town neighborhoods, and south Richmond County runs more rural. You get actual nightlife, a restaurant scene beyond chains, and the Masters every April, which briefly turns the whole city's traffic and rental math upside down.
Neither is objectively better. Evans is easier: newer, more predictable, built around families and schools. Augusta is richer: more to do, more variety, more of a place with a past. Pick the one that matches how you spend your weekends, not just your weekdays.
The verdict, by persona
If schools decide it: Evans. A 93.0% graduation rate against 81.7% (GaDOE, Class of 2025) is the clearest verified gap on this page. Richmond's magnet schools are a real alternative if your child tests into one, but as a district-to-district comparison, Columbia County wins on the published numbers.
If budget decides it: Augusta. Home prices run roughly half of Evans across every sourced metric, and there is more variety at the low end. On taxes, do not assume either side wins without running your own numbers: the structures differ, the school levy dominates both bills, and homestead rules are in flux in Columbia County.
If commute decides it: it depends on the job. Downtown or the medical district points to Augusta. The Washington Road corridor is a wash. Fort Gordon points to Grovetown or Martinez before either of these two, and Evans is the longest base run of the Columbia County suburbs.
If walkability and nightlife decide it: Augusta. Evans has no real downtown yet. Augusta's Riverwalk, downtown restaurants, and historic districts are the closest thing the CSRA has to urban life.
If new construction decides it: Evans. The newest subdivisions, the newest schools, and the town-center buildout are all on the Evans side of the line. You pay for it in the home price.
If you honestly cannot decide: rent for six months somewhere central, learn the school zones and the commutes from the inside, then buy. It is the standard advice in every guide on this site because it works.
