Your closing paperwork does not automatically apply for your homeowner tax benefits. Start with the county where the property is located, check what is already on your parcel, and file the right application with the right office.
Georgia homestead exemptions and South Carolina’s legal-residence assessment are different benefits. The county finder above separates those routes. This guide explains the filing process; the county determines eligibility and the amount applied to your property.

Start with the right tax year
Planning for 2027 in Georgia? The basic rule is to own and occupy the home as your primary residence on January 1, 2027, then plan to file by April 1, 2027. A purchase after January 1 generally does not establish that year’s January 1 qualification. Ask the office how early it accepts the next year’s application.
Still asking about 2026? April 1, 2026 has passed. Georgia DOR also allows applications through the end of the property’s 45-day assessment-appeal window. That window runs from the assessment notice, not from when you discover this guide. Call your county with the notice date; do not assume the late window remains open.
Aiken County follows South Carolina rules. Do not apply the Georgia April 1 date to either of its two processes. The county’s FAQ says to apply for legal residence promptly after moving in and describes filing before January 15 when taxes are due. Ask the assessor which tax year and deadline apply to your purchase. Ask the auditor separately about homestead timing and any retroactive relief.

Richmond County: Augusta
The Tax Commissioner’s homestead page provides the current forms and guidance. Its 2027 application lists 535 Telfair Street, Suite 100, Augusta, GA 30901, and homestead representatives at 706-821-2396 / 2397. Follow the current form’s mailing instructions if mailing rather than using an old saved address.
The county’s exemption chart, labeled August 2026, shows S1 deductions of $5,000 for county/urban maintenance and operation and $5,000 for school general taxes, with no regular-exemption age or income test. The chart distinguishes school and county bond columns; an exemption does not automatically cover every charge.
Prepare: the current form requires a copy of valid Georgia ID or driver’s license showing the property address. New purchasers within the last six months are told to attach the recorded warranty deed. Special exemptions can need income records and disability documentation; active military applicants are asked for an LES and home of record. Submit the signed application through the county’s accepted channel and keep proof of receipt.
Ask for the right review: the Tax Commissioner receives the application; the Board of Assessors determines approval. If denied, read the decision and appeal instructions promptly. Ask whether you qualify for a senior, disability, veteran or surviving-spouse category instead of checking S1 by habit.
For the broader bill, see Augusta property taxes. The Augusta town guide covers the surrounding move and household decisions.

Columbia County: Evans, Grovetown, Martinez & Harlem
The county forms page directs applications to 630 Ronald Reagan Drive, Building C, second floor, Evans, GA 30809. Property-tax phone: 706-261-8299. A Grovetown mailing address does not create a separate city filing route for this county exemption.
An amount to confirm before budgeting: the Tax Exemptions webpage describes regular S1 relief of up to $10,000 assessed value and excludes municipal and county/school bond taxes. The application and information sheet instead lists regular S1 as $2,000 on county, fire and school tax. The sheet includes references to 2026 tax returns. These publications do not agree; this guide does not assume they are interchangeable or silently choose the larger figure.
Ask: “For my parcel and application year, what regular exemption is applied to each tax line, and which publication should I use?” Request written confirmation or an updated schedule if the difference affects your budget.
Prepare: use the county’s document checklist. Gather address-matching ID, ownership and vehicle-registration records, plus trust, income, age or disability documents if relevant. The filing sheet asks applicants coming from another county for a letter showing no homestead there. Confirm what applies to your ownership arrangement before making the trip.
After a deed change: county guidance says a deed change, including its refinancing example, requires a new application. Ask about your parcel after refinancing, adding or removing an owner, a trust transfer or a deed correction. Report income changes when an income-tested exemption requires it.
Aiken County: two applications, two offices
1. Legal residence with the assessor
The Assessor’s classification page explains the 4% legal-residence assessment ratio for qualifying owner-occupied homes. This is separate from senior/disability homestead relief and does not require being 65 simply because the word “homeowner” is involved.
Start with the official legal-residence application. It identifies the assessor at 1930 University Parkway, Suite 2400, Aiken, SC 29801, phone 803-642-1583, and provides submission instructions. Follow its current document and delivery requirements. Do not send personal documents to The CSRA Brief.
2. Homestead with the auditor, if qualified
The Auditor’s homestead page links its program guide. The county guide uses a $75,000 fair-market-value exemption in its example. Its eligibility discussion covers qualifying age, certified total and permanent disability or legal blindness, qualifying ownership and South Carolina residency; eligible surviving spouses have additional provisions. The county FAQ lists 803-642-1514 for homestead questions.
The general South Carolina DOR page still describes a $50,000 base exemption and separately says tax year 2026 has temporary additional relief for certain qualifying recipients, administered by county auditors. Use the auditor’s confirmation for the amount and tax year on your account; do not assume the 2026 additional amount automatically continues into 2027.
The county guide requires at least one year of South Carolina legal residency on or before the December 31 preceding the exemption year. Bring proof appropriate to your qualifying category. Moving from Georgia can affect that timeline even when legal-residence classification can be approved earlier. Describe your actual move date to the auditor rather than assuming “second year” always settles eligibility.
North Augusta addresses can also be in Edgefield County. Verify the parcel’s county first; Aiken County offices do not handle an Edgefield parcel. The North Augusta guide and Aiken guide explain the local geography.
What the savings calculation means
For a simple Georgia assessed-value deduction, the illustration is:
Exempted assessed value × applicable millage ÷ 1,000 = tax reduction for those tax lines.
An illustrative $5,000 deduction at an illustrative 20 mills saves $100 on the covered lines. Neither number is a quote of your parcel’s current bill. Enter the exemption and only the millage that actually applies in the worksheet above; calculate separate lines separately when their treatment differs.
Georgia generally assesses property at 40% of fair market value, so a $300,000 value produces $120,000 assessed value before applicable adjustments. An assessed-value exemption then works on that tax base; it is not taken directly off the final tax bill.
South Carolina’s ratio, school-tax treatment and fair-market-value homestead deduction need a different calculation. The Georgia worksheet intentionally does not calculate Aiken savings. A 6%-to-4% ratio change is not enough by itself to quote the final bill.
Floating or base-year exemptions are another layer. Georgia DOR’s HB 581 overview explains the valuation-growth framework. An assessment limit does not freeze all tax rates or fees, and participation and local alternatives matter by taxing jurisdiction. Ask the assessor which base-year or floating treatment appears on each part of your notice. Do not assume a statewide headline guarantees the same savings on county, school and city taxes.
Special exemptions worth asking about
A regular filing is not the whole menu. Ask the county to review age-based school relief, income-tested senior relief, total/permanent disability, disabled-veteran and surviving-spouse categories. Bring the evidence listed on the current application; age dates, income definitions and benefit amounts can differ by category and year.
Military families should ask how home of record, residency, deployment and ownership affect their specific claim. Do not change a legal-residency declaration merely to match a generic checklist. South Carolina’s disabled-veteran property exemption is a separate DOR process, not the auditor’s ordinary senior homestead program. See the disabled-veterans benefits guide and the official agency’s current requirements.
After you file: receipt, decision, bill
- Save the application and receipt. Record the application year and parcel number. Submission is not approval.
- Follow up on the decision. Resolve missing documents and read denial/appeal instructions immediately.
- Check the actual parcel record and bill. Ask the county to explain the exemption codes and covered tax lines. A blank or unfamiliar code is a reason to verify, not a complete eligibility determination.
- Tell your mortgage servicer if needed. A lower tax bill does not automatically produce an immediate lower monthly payment. Ask how its escrow review and any refund or shortage work.
- Review after changes. A move, deed/ownership change, rental use or change affecting a special exemption can require notification or a new filing. The seller’s exemption is not your approval.

Sources and corrections
Official sources were checked October 25, 2026 and are linked beside the relevant instructions. This update replaces the unqualified Columbia County $10,000 claim with both conflicting county publications, adds Aiken County’s $75,000 material alongside DOR’s base/temporary-relief explanation, and uses Richmond’s current application contacts. It also distinguishes Georgia’s ordinary filing date from the assessment-notice filing window.
Deadlines, forms and tax-year amounts can change. Use the current application and county confirmation before acting. This is general filing information, not an individual eligibility decision or a tax-bill quote.
FAQ
What is the Georgia homestead filing deadline?
Plan around April 1 of the application year and January 1 ownership and primary-residence qualification. Georgia DOR also allows filing through the end of the property’s 45-day assessment-appeal period. Ask your county about the notice date and your specific application year.
I bought a Georgia home after January 1. Can I claim that year?
The regular rule requires ownership and occupancy on January 1 of the year claimed. Ask the county when to submit for the next year; buying later does not itself satisfy the earlier January 1 condition.
Is Columbia County’s regular exemption $10,000 or $2,000?
Its Tax Exemptions webpage says up to $10,000, while its linked filing sheet lists $2,000 for regular S1. Ask the Property Tax Office which amount and covered tax lines apply to your parcel and application year before budgeting.
Does every Aiken homeowner qualify for homestead?
No. Qualifying owner-occupied legal residence has a separate 4% assessment process with the assessor. The auditor’s homestead program has age, disability or blindness, ownership and residency requirements, with additional surviving-spouse provisions.
Is Aiken County’s homestead amount $75,000?
Aiken County’s current program material uses $75,000 of fair market value. South Carolina DOR describes a $50,000 base and temporary additional relief for certain 2026 recipients. Confirm your tax year and approved amount with the county auditor; do not assume a future-year amount.
Does an exemption mean my mortgage payment drops immediately?
No. The county determines the tax benefit, while your mortgage servicer handles escrow. After approval, check the tax bill and ask the servicer how its escrow review affects your payment.
Does the seller’s homestead exemption transfer to me?
Do not assume it does. A new owner must establish their own eligibility and follow the county’s application process. Keep proof of filing and verify the approval on the parcel record and bill.
