The four facts most veterans need first.

GEORGIA HOMESTEAD EXEMPTION

$126,526 off your assessed value

For tax year 2026, per the Georgia Department of Revenue (December 31, 2025). Georgia assesses at 40% of market value, so the exemption zeroes the tax on most CSRA homes owned by a qualifying veteran.

THE STANDARD EXEMPTION, FOR CONTRAST

$2,000

What every Georgia homeowner gets (Georgia Department of Revenue, O.C.G.A. section 48-5-44). The disabled veteran exemption under section 48-5-48 is more than 60 times larger and covers municipal taxes too.

YOUR CAR

One vehicle, tax free

Qualifying veterans pay no ad valorem tax or TAVT on one vehicle carrying the free Disabled Veteran plate (O.C.G.A. section 48-5-478; Georgia Department of Revenue Form MV-30).

FILING DEADLINE

April 1, with the county

Own and live in the home on January 1, get verified at a GDVS field office first, then file with your county tax commissioner's office (Georgia Department of Revenue).

If you are a disabled veteran living around Augusta, your benefits come from two different governments, and neither one advertises the other's programs. Georgia controls the property tax breaks, the vehicle breaks, and the driver's license breaks. The VA controls the monthly compensation check and the health care. This page puts both halves in one place, with the dollar amounts, the offices that handle them, and the deadlines that matter. Every figure is named with its source and year, because these amounts change. This is a plain-English explainer, not legal or tax advice. A Georgia Department of Veterans Service officer will check your eligibility for free, and the Augusta area offices are listed below.

The Georgia disabled veteran homestead exemption

This is the biggest state benefit on the page, and it is the one most often left unclaimed because nobody hands it to you. You have to file for it.

Georgia law (O.C.G.A. section 48-5-48) grants a qualifying disabled veteran an exemption from ad valorem tax on the home they own and live in. The exemption amount is the greater of $32,500 or the maximum amount payable under the federal housing grant law at 38 U.S.C. section 2102, which the VA adjusts each year. The Georgia Department of Revenue puts the amount at $121,812 for tax year 2025, and the Department of Revenue's December 31, 2025 announcement sets it at $126,526 for tax year 2026.

The exemption covers all ad valorem taxes on the homestead: state, county, municipal, and school. If the home's assessed value is higher than the exemption, the part above the exemption stays taxable.

Georgia taxes homes on 40 percent of fair market value, and the exemption comes off that assessed value (Georgia Department of Revenue, 2026). Here is what the 2026 amount does at local price points:

Read that middle row again. At the prices a lot of CSRA homes sell for, a qualifying veteran's property tax bill on the home itself drops to zero.

Who qualifies

Per the Georgia Department of Veterans Service, the veteran must be honorably discharged, be a Georgia citizen and resident, and own and live in the home as a primary residence. The disability side can be met any of these ways:

  • A VA service-connected disability rating of 100 percent
  • A rating of 100 percent, total and permanent
  • A rating of 100 percent that is not permanent, which requires annual recertification
  • A rating below 100 percent, paid at the 100 percent rate because the veteran is unemployable (TDIU)
  • Loss, or permanent loss of use, of one or both feet
  • Loss, or permanent loss of use, of one or both hands
  • Loss of sight in one or both eyes
  • Permanent impairment of both eyes to the degree the statute defines

Most categories need the VA rating letter as proof. Some of the housing-related categories need a physician's statement instead. A service officer at a GDVS field office confirms which proof fits your case and issues the letter your county needs.

The exemption does not end with the veteran. It extends to the unremarried surviving spouse and to minor children, as long as they keep living in the home (Georgia Department of Revenue, 2026).

02

How it differs from the standard homestead exemption

Every Georgia homeowner who lives in their home can claim the standard homestead exemption. It is small. The disabled veteran exemption is a different program, in a different league:

Both figures are from the Georgia Department of Revenue (2026). One more wrinkle: counties can set their own local homestead exemptions on top of the state ones, and the Department of Revenue notes the county offer is often the better one where both exist. Ask your county tax office what stacks with what before you assume the state number is your whole break.

03

How to file for the disabled veteran exemption

Five steps, in order:

  1. Get your proof together: your VA disability rating letter (the benefits summary letter works) and proof of Georgia residency. If your category needs a physician's statement, the GDVS office will tell you.
  2. Take it to a GDVS Veterans Field Service Office. The service officer confirms eligibility and issues a letter for the county. The Augusta area offices are listed in the help section below.
  3. File with your county tax officials. The Georgia Department of Revenue says homestead applications go to the county tax commissioner's office, or to the tax assessor's office in counties that have delegated it.
  4. Mind the dates. You must have owned and lived in the home on January 1 of the tax year, and the filing deadline for that year is April 1. The Department of Revenue also allows filing later, up to the end of the 45-day window to appeal your notice of assessment, but April 1 is the date to plan around.
  5. Keep it current. If your 100 percent rating is not permanent, GDVS requires annual recertification. If you overpaid in a past year because you did not know about the exemption, the GDVS advises that a refund claim can be filed within three years of the payment date.

Filing is free. If anyone offers to file your claim for a cut of the savings, walk away and call a GDVS office instead.

04

Your vehicle: ad valorem and title tax

Georgia's vehicle break sits in the state constitution, at O.C.G.A. section 48-5-478, and the GDVS explains it this way: a qualifying disabled veteran pays no ad valorem tax on one vehicle they own, the one carrying the free Disabled Veteran license plate. The exemption applies to whichever tax hits the vehicle, the annual ad valorem tax or the title ad valorem tax (TAVT).

Who qualifies, per GDVS:

  • Veterans the VA verifies as 100 percent totally and permanently disabled from a service-connected disability
  • Veterans receiving, or entitled to receive, a statutory VA award for loss or permanent loss of use of one or both feet or hands, loss of sight in one or both eyes, or permanent impairment of vision in both eyes to the prescribed degree

The Georgia Department of Revenue's motor vehicle guidance adds the paperwork side: disabled veterans compensated at 100 percent are exempt from TAVT, claimed with Form MV-30 (the Georgia Veteran Affidavit for Relief) and military documentation at your county tag office. Purple Heart and Medal of Honor recipients qualify for the same TAVT break.

Two related items worth knowing:

  • The Disabled Veteran plate itself is free for qualifying veterans (GDVS).
  • If the VA gave you a grant to buy and specially adapt a vehicle, Georgia exempts the state sales tax on that purchase, on the original grant only (GDVS).
05

Driver's license benefits

Georgia prints a veteran's driver's license with a flag and the word VETERAN on the front. For many veterans it is free.

Per GDVS, the free version goes to an honorably discharged veteran who meets two tests: Georgia residency, and service during a recognized period of war or conflict. Residency is met if you entered service from Georgia and live here now, or if you have been a legal Georgia resident for the past two consecutive years. The recognized conflict periods run from World War II through the Persian Gulf period, which GDVS lists as August 2, 1990 to the present, so most veterans who served after 1990 are covered on the service test.

The process has a stop in it that trips people up:

  1. Go to a GDVS field office first. The service officer verifies eligibility and issues a Certificate of Eligibility, Form DS-516.
  2. Take the DS-516 and your identifying documents to a Georgia Department of Driver Services office. DDS runs the vision exam and issues the license.

If you do not meet the free criteria, you can still get the veteran's license by paying the standard fee. Two family provisions from GDVS: the spouse of a qualified veteran whose disabilities keep them from driving can get a free honorary driver's license, and so can the unremarried surviving spouse of an eligible deceased veteran.

The federal half: VA disability compensation

The state breaks above mostly key off one federal decision: your VA disability rating. Compensation is a tax-free monthly payment for conditions connected to your service. You file a claim on VA.gov (Form 21-526EZ) or with a service officer's help, the VA rates each condition, and the ratings combine into one percentage that sets the check.

Current VA rates took effect December 1, 2025, with a 2.8 percent cost-of-living increase. Monthly amounts for a veteran with no dependents (VA.gov, 2026 rates):

At ratings of 30 percent and up, the VA adds money for a spouse, children, and dependent parents. A veteran rated 100 percent with a spouse receives $4,158.17 a month at the 2026 rates. And if your service-connected conditions keep you from working, TDIU pays at the 100 percent rate even when the combined rating is lower, which is also one of the doors into the Georgia homestead exemption above.

Read your own rate off the VA's current compensation rates page before you budget around any number, including these. Rates reset every December 1.

08

The federal half: VA health care at Charlie Norwood

Compensation is money. Health care enrollment is a separate application, and plenty of veterans who have the first never file the second.

You apply for VA health care with Form 10-10EZ, four ways (VA.gov):

  • Online, through the application at VA.gov
  • By phone, at 877-222-8387, Monday to Friday, 8:00 a.m. to 8:00 p.m. Eastern
  • By mail, to the Health Eligibility Center, PO Box 5207, Janesville, WI 53547-5207
  • In person, at any VA medical center or clinic

The VA places you in one of eight priority groups based on your service, your rating, and your income, and your group can affect what you pay. Veterans with service-connected conditions sit high in that order. Bring or have ready your DD214, your Social Security number, your most recent tax return, and your rating decision if you have one.

For the CSRA, the hospital is the Charlie Norwood VA Medical Center. The downtown division is at 950 15th Street, Augusta, GA 30904-2608, and the uptown division is at One Freedom Way, Augusta, GA 30904. Main phone for VA Augusta Health Care: 706-733-0188 (VA.gov). The GDVS office inside the downtown building, listed in the help table above, can check your state benefits in the same trip.

09

Across the river: South Carolina runs a different program

About a third of the CSRA lives on the South Carolina side, and none of the Georgia rules above cross the river with you. South Carolina built its disabled veteran property tax break differently, and for the veterans who qualify, it goes further.

Per the South Carolina Department of Revenue:

  • A veteran who is totally and permanently disabled from a service-connected disability gets a complete property tax exemption on their home, their legal residence, and the land under it up to five acres. Georgia caps its break at a dollar figure. South Carolina removes the tax on the home outright.
  • Up to two private passenger vehicles owned or leased by the veteran are exempt from property tax. Georgia exempts one.
  • The exemption passes to a surviving spouse who keeps sole ownership: the home, and one vehicle.
  • You apply through the South Carolina Department of Revenue (Form PT-401I for vehicles), with a statement from the VA or your county veterans service officer certifying the disability is total, permanent, and service-connected.

The trade-off is the threshold. South Carolina's full exemption is for total and permanent disability only. Georgia's exemption reaches more veterans, including those paid at the 100 percent rate through TDIU and several specific loss categories, but it is capped.

Health care does not change at the river. Aiken County veterans use the same Charlie Norwood system, and there is an Aiken VA Clinic at 951 Millbrook Avenue, Aiken, SC 29803 (VA.gov). For the wider tax picture on both sides of the river, read our Georgia vs South Carolina taxes guide.

FAQ

How much is the Georgia disabled veteran homestead exemption in 2026?

$126,526 off your home's assessed value, per the Georgia Department of Revenue's December 31, 2025 announcement. Georgia assesses homes at 40 percent of fair market value, so that exemption covers the full tax on most homes assessed at $126,526 or less, which means homes worth up to about $316,000. The 2025 amount was $121,812.

Do I have to be rated 100 percent to get the Georgia exemption?

Usually, but not only that way. You also qualify if you are paid at the 100 percent rate through TDIU, or if you have one of the specific losses the law names, such as loss of use of both hands or feet or qualifying vision loss. A GDVS service officer can tell you which category fits. South Carolina's exemption, by contrast, requires total and permanent disability.

Where do I file for the homestead exemption?

Start at a GDVS field office so a service officer can verify your disability and issue the letter, then file with your county tax commissioner's office, or the tax assessor's office if your county delegates it there. You must have owned and lived in the home on January 1, and the deadline is April 1 for that tax year.

Does the exemption lower my mortgage payment?

Not directly. It lowers your property tax. If your mortgage company collects taxes in escrow, your escrow payment should drop after the exemption is on the county records, but the timing depends on your servicer. Check your next escrow analysis statement.

Is my car really tax-free in Georgia as a disabled veteran?

One car is, if you meet the disability test in O.C.G.A. section 48-5-478, are verified at 100 percent totally and permanently disabled or hold one of the statutory VA awards, and the car carries the free Disabled Veteran plate. The break covers the annual ad valorem tax or TAVT, whichever applies. Claim the TAVT side at your county tag office with Form MV-30 and your military documentation.

Can I get the free Georgia veteran's driver's license if I moved here after service?

Yes, if you have been a legal Georgia resident for the past two consecutive years and your service was during a recognized war or conflict period. You still start at a GDVS office for the DS-516 certificate, then go to DDS. If you entered service from Georgia, that path qualifies you too.

I live in Aiken County. Does any of this apply to me?

The Georgia programs do not, but South Carolina's are stronger for veterans rated totally and permanently disabled: full property tax exemption on your home and up to five acres, plus up to two vehicles, through the SC Department of Revenue. Your VA health care is the same Charlie Norwood system, with a clinic in Aiken. See the South Carolina section above.

What does VA disability pay at 100 percent in 2026?

$3,938.58 a month for a veteran with no dependents, tax free, at the rates effective December 1, 2025. With a spouse it is $4,158.17, and dependents add more at ratings of 30 percent and up. Confirm your own figure on VA.gov, since your amount depends on your rating and family status.
