The longer story

Evans is not a city. It is an unincorporated community of 34,536 people (2020 Census) with no mayor and no city hall, but it functions as Columbia County's civic center: the Government Center, the school district headquarters, the main library, and the performing arts center all sit here.

Money Magazine named Evans the number one Best Place to Live in America in 2020, citing proximity to Augusta jobs, schools, and arts access. That was six years ago, but the bones are still the same: Evans Towne Center Park with the Lady A Pavilion, The Plaza, and the Washington Road retail corridor.

Housing runs higher than neighboring Grovetown. Homes.com put Evans' median sale price at $429,900 in summer 2026, with single-family homes around $439,900. The persistent local complaint is Washington Road traffic at rush hour.
