THE RENT PICTURE
Six towns. A clearer starting point.
Compare the same apartment measure across towns. Choose your bedroom count, then check it against your rent budget.
Gold: at or below your budget. Gray: above it. Bars start at $0.
$350/month separates Augusta and Evans for all sizes in this snapshot. These are averages, so a town above your budget can still have individual homes below it.
Two kinds of numbers appear in this guide, and they are not the same thing.
Apartment averages come from RentCafe and Yardi Matrix. They cover larger apartment buildings, they are updated monthly, and each town figure below carries the date RentCafe last updated that town page. They are the cleanest way to compare one town with another, because the method stays the same across towns.
All property medians come from listing sites such as Zumper and Realtor.com. They mix apartments, duplexes, and single family houses, so they run higher than the apartment averages in towns where most rentals are houses, and they move faster. Use them to sense the whole market, not to price one apartment.

Source for the whole table: RentCafe town pages, powered by Yardi Matrix, checked October 24, 2026. RentCafe notes that its data covers apartment buildings with 50 or more units, so small duplexes and houses rented by owner are not in these averages.
For houses, the picture sits above that table. In Grovetown, Zumper averaged $1,200 a month for a 1 bedroom, $1,455 for a 2 bedroom, $1,750 for a 3 bedroom, and $2,200 for a 4 bedroom across property types in October 2026, and it put the average for a house at $1,800 against $1,450 for an apartment (Zumper, Grovetown rent research, October 2026). The October 2026 newcomer group sample of $1,750 to $2,500 for 3 to 5 bedroom houses lines up with that.
One more check on the metro as a whole: Zillow put the typical rent in the Augusta metro at $1,464 a month in September 2026 (Zillow estimates for September 2026, reported October 2026). If a budget built from the table above lands near that figure for a family sized place, it is in the right zone.

Richmond County, GA
Augusta
$1,253 / month Average apartment · all sizes
Richmond County, Georgia. The rental search includes downtown apartments, older buildings, duplexes and detached houses. The medical district and downtown are useful anchors for hospital, university and office commutes.
At $1,253 across apartment sizes, Augusta is the lowest of these six town averages. A lower price can reflect unit size, age or included services; inspect the actual home and request a full fee sheet. For Fort Gordon, test the route to your authorized gate and then to your workplace.

Evans
$1,603 / month Average apartment · all sizes
Columbia County, Georgia. Compare larger apartment communities with individual house rentals. The $1,603 apartment average is the highest in this snapshot. The 3-bedroom average is below the 2-bedroom average because these are different sets of apartments, not a price list from one building.

Grovetown
$1,407 / month Average apartment · all sizes
Columbia County, Georgia, for the incorporated city. A Grovetown mailing address does not establish city limits or services. Verify the parcel before choosing utilities or assuming a school district.
The apartment average is $1,407; no 3-bedroom apartment figure was published in this snapshot. House listings need their own comparison. Gate 6 is worth investigating for Fort Gordon commutes, but check current access and your full trip to work. Use the Grovetown neighborhood comparison to investigate community amenities, HOA responsibilities and rental restrictions.

$1,300 / month Average apartment · all sizes
Columbia County, Georgia. The $1,300 apartment average sits between Augusta and Grovetown. Compare established apartment communities, duplexes and houses individually; a town average does not tell you the condition of a particular property.
Test your route toward Augusta or Fort Gordon. During tours, ask about the heating and cooling system, window condition and which maintenance tasks belong to the tenant. Confirm the school assignment with the district.

What each price band gets you
Bands mean different things in different towns. This is the honest version, built from the October 2026 rent snapshots and the October 2026 newcomer group sample.
Under $1,000 a month. In Augusta, this band holds older apartments, small units, and some studios. RentCafe put the Augusta studio average at $1,049, just above the band, and Zumper put a 1 bedroom across all property types at $952. Expect trade offs in age, size, or included services, and tour in person. In Evans, Grovetown, and North Augusta, almost nothing in the larger apartment stock sits in this band. A listing far under $1,000 in those towns deserves the rental scam checks before any other step.
$1,000 to $1,400 a month. This is the center of the Augusta and Martinez apartment markets, and it covers a standard 1 or 2 bedroom apartment in Aiken and Grovetown as well. RentCafe’s published price bands use different cutoffs, so treat this as a search range rather than a precise share of available rentals. Single family houses appear here only at the small or older end.
$1,400 to $1,800 a month. This band buys a 3 bedroom apartment in Augusta, Martinez, or Aiken, a 2 bedroom in Evans or North Augusta, or the entry point for a single family house in Grovetown and Augusta. The newcomer group sample started at $1,750 for a 3 bedroom house, which is where this band ends. If a house is your goal, this is the band where the real search starts.
$1,800 a month and up. This range includes many house listings and higher-priced apartments; a price alone does not establish a building’s age or quality. The group sample ran to $2,500 for 4 and 5 bedroom houses. At this level, compare renting against your full monthly cost, not rent alone: lawn care, pest control, and utilities on a larger house add up, and the lease decides which of those are yours.
How to decide: the renter's framework
Work through these five questions before you apply. Use the interactive tour checklist below to keep the decision focused on your own priorities.
1. Budget, in full. Start with rent, then add the costs the ad leaves out: utilities the tenant pays, lawn care if the lease assigns it, renters insurance if the lease requires it, pet rent, and parking or amenity fees. A $1,500 house with tenant paid utilities and lawn care can cost more each month than a $1,650 apartment with some of that included. Write the full number for each finalist and compare those.
2. Which gate, which job site. For Fort Gordon households, Gate 1 and Gate 6 are the common anchors, and they point to different towns. Grovetown lines up with Gate 6. Augusta and Martinez addresses often route toward Gate 1. Evans can work for either, depending on the address. Civilians should anchor on their own job site the same way: the medical district, downtown, the cyber campuses, or Savannah River Site. The Fort Gordon guide covers gates, and getting around the CSRA covers the main corridors. Test the drive at report time. Map times at noon lie.
3. Commute tolerance. Decide your hard limit before you tour, in minutes at rush hour, not miles. CSRA commutes are short by big city standards, which makes people sloppy. A drive that tests at 22 minutes in July can run far longer once school traffic returns in August.
4. Schools. Your street address decides your public school district. Evans and Martinez are in Columbia County; Augusta is in Richmond County; Aiken is in Aiken County. Grovetown mailing addresses and North Augusta’s county boundary need an exact-address check. Compare the official state school scores and ratings alongside the address and commute. If a specific school matters to you, confirm the zone for the exact address with the district, because zone lines do not follow town lines in every case. The school calendars guide includes the actual district PDFs, a date planner and official state results. North Augusta extends into Edgefield County, and mailing addresses can cross county lines; verify the parcel and district rather than relying on a town name.
5. Pets. Pet friendly showed up in nearly every house listing in the October 2026 group sample, but the word hides the details. Ask four things in writing before you apply: which pets and sizes are allowed, the pet deposit or pet fee, monthly pet rent, and whether the fee is refundable. In Georgia, a pet deposit counts inside the overall security deposit cap. Get the full pet cost in the lease, not in a text thread.

Where to search
Use more than one platform, then verify with the owner or authorized manager through an independently found contact. Agreement across listing sites is useful, but copied listings can agree too; it is not proof of legitimacy.
- Zillow Rentals and Realtor.com Rentals. The widest mix of houses rented by owner, small landlords, property managers, and apartments. This is where the houses for rent by owner search lands. Set alerts by town and bedroom count and act fast on houses, because good ones go in days.
- Apartments.com and RentCafe. The strongest coverage of larger apartment complexes, with floor plans and fee tables. RentCafe is the source behind the averages in this guide.
- Zumper and Apartment List. Useful second looks, with fast alerts. Zumper's town research pages are also a quick way to recheck a median before you offer.
- Property management companies with local offices. Many CSRA houses never reach the big platforms, or reach them late. A local manager you can visit in person is also a built in legitimacy check.
- Fort Gordon housing referral and newcomer groups. The housing office and the PCS groups carry real leads and real warnings about landlords to avoid. Read the warnings with care, ask for specifics, and still run every lead through the rental scam checks.
- Facebook Marketplace and local groups. Real rentals appear here, including the by owner houses the big sites miss. Copied listings also appear here. Treat every Marketplace lead as unverified until you have toured the place or sent a trusted person to tour it.
A request to pay just to receive a list of addresses deserves scrutiny. Ask what you are buying, verify the business independently, and confirm any screening fee for the specific property before paying.
Rental scams: the red flags
Run the same checks on a by-owner house, a managed apartment and a social-media listing. The FTC’s rental scam guidance explains how copied listings and pressure to pay work. A low price is a reason to investigate; it is not proof of fraud.
- The price is too good for the town. A house listed far below comparable homes deserves extra verification. Scammers price copied listings low to get fast calls (FTC, Rental Listing Scams, consumer.ftc.gov).
- They demand hard-to-recover payments. Do not send money to an unverified contact by wire, gift card, cryptocurrency or a payment app. A familiar payment app does not verify the person collecting your money (FTC).
- They demand money before you can verify the home. See the actual unit, verify the manager and review the lease before sending a deposit or rent. Legitimate application fees can come earlier; confirm who collects them, what they cover and the refund policy before submitting personal information.
- The owner is always out of town and cannot show the place. The story usually ends with a key under the mat, a lockbox code after you pay, or a friend who will hand off keys later. If nobody with a right to the property can meet you or send a licensed manager, walk away (FTC).
- The same photos or address appear under a different name or price. Search the address online. Check whether the home shows as for sale, not for rent. Reverse image search the photos. A mismatch on name, price, or status is a stop sign (FTC).
- Pressure to decide now. Another family is about to take it, the price expires tonight, send the deposit to hold it. Real landlords in a fast market do move quickly, but they still show the home and use a lease. Pressure that skips those two steps is the tell (FTC).
If a listing fails a check, stop, report it on the platform, and report the scam to the FTC at ReportFraud.ftc.gov. If you already sent money, contact your bank right away and file the same FTC report. If you cannot tour in person because you are mid PCS, ask a trusted person here to go, or ask the Fort Gordon housing referral office for help checking a landlord. Do not waive the tour step because orders feel urgent. That urgency is what the scam is built on.

Illustration, not a local fee average. Monthly utilities and extras are separate from the move-in total. Moving trucks, storage, furniture, overlap rent and last month’s rent are excluded; add them to your plan if needed.
Use the calculator first, then confirm the payment schedule and paperwork. Example amounts are editable planning assumptions, not fees charged by a named property.
Money due at signing
- First month rent, in full in most leases. Ask whether a partial first month is prorated if you move in mid month.
- Security deposit rules depend on the state. Georgia caps security deposits at two months’ rent for leases signed or renewed from July 1, 2024. Certain escrow, inspection and return provisions have small-landlord exceptions; check the Georgia DCA handbook. For covered Georgia deposits, the return deadline runs from lease termination or surrender of the property, whichever is later. South Carolina sets no statewide deposit cap in its rental act; its 30-day return/itemization clock runs after tenancy termination, possession and the tenant’s demand, whichever is later. Provide a forwarding address in writing. Read SC Code § 27-40-410. Photograph the home and keep your condition report.
- Application and admin fees, per adult in most complexes. Ask the total before you apply, and whether the application fee is refundable if the home goes to someone else.
- Pet deposit, pet fee, and first month pet rent, if they apply. Get each one labeled refundable or nonrefundable in the lease.
Utilities: set them up before move in day
- Ask the landlord, in writing, which utilities are in your name, which are included, and which providers serve the address. Do not guess from the town.
- Use the utility section of your town guide to identify likely providers, then confirm service at the exact address. Power, water, sewer and trash boundaries do not necessarily follow a mailing address. Ask who starts each service, what the setup charge is and whether a deposit is refundable.
- Schedule electric and water start dates for the day before you arrive, and keep the confirmation numbers. Some landlords and complexes require proof of utility transfer before they hand over keys.
- Ask about trash pickup day, whether the lease includes lawn care and pest control, and who pays for each. In a house rental, those three lines decide a real part of your monthly cost.
Paperwork and proof
- Read the full lease before you sign, including fee, renewal, early termination, and military clause pages. If you are military, do not assume SCRA protection depends on a printed military clause. Qualifying orders and proper notice matter; see the DOJ’s financial and housing rights guidance and ask installation legal assistance to review your situation. The Fort Gordon guide covers the wider PCS picture.
- Get a copy of the signed lease, the move in condition checklist, and receipts for every dollar you paid at signing. Pay deposits and first rent in a way that leaves a record.
- Photograph every room, appliance screen, meter, and existing mark on move in day, with the date stamp on. Email the set to yourself so it sits outside the home.
- Confirm the mailing address for rent, the grace period, the late fee, and how maintenance requests get filed. Write the emergency maintenance number in your phone before you need it at midnight.
FAQ
How much is rent in Augusta, GA in 2026?
It depends on the kind of home. RentCafe put the average apartment rent in Augusta at $1,253 a month on September 30, 2026, with a 1 bedroom at $1,132, a 2 bedroom at $1,271, and a 3 bedroom at $1,594. Across all property types, Zumper put the Augusta median at $1,350 a month on October 24, 2026, and Realtor.com put the median at $1,422 in October 2026. A single family house usually costs more than the apartment average. In the October 2026 newcomer group sample, 3 to 5 bedroom houses ran $1,750 to $2,500 a month.
What is the cheapest town to rent in near Augusta?
On apartment averages in early October 2026, Augusta itself was the lowest of the six towns in this guide at $1,253 a month, followed by Martinez at $1,300 and Aiken at $1,360 (RentCafe, September 30 to October 10, 2026). Evans was the highest at $1,603. Cheapest rent and lowest total cost are not always the same, so add commute, utilities, and fees for your own finalists before you decide.
Can I find a rental in the CSRA for under $1,000 a month?
Yes, in a narrow band. Augusta holds most of it: older apartments, studios, and small units. RentCafe put the Augusta studio average at $1,049 and Zumper put a 1 bedroom across property types at $952 in October 2026. Under $1,000 listings in Evans, Grovetown, or North Augusta are rare in the larger apartment stock, so check any such listing against the rental scam checks before you send money or personal information.
How do I find houses for rent by owner in Augusta, Georgia?
Start on Zillow Rentals and Realtor.com Rentals, filter for houses, and set alerts, then cross check Facebook Marketplace and the Fort Gordon newcomer groups for by owner posts the big sites miss. Verify every by owner lead the same way: search the address, confirm the person leasing it has the right to do so, tour it in person or send someone you trust, and pay nothing beyond an application fee until you have a signed lease.
How much is a security deposit in Georgia or South Carolina?
Georgia’s cap is two months’ rent for new or renewed leases from July 1, 2024. South Carolina’s rental act sets no statewide cap. Return rules and exceptions differ; use the first-month checklist and its official state sources before signing. Get every deposit and refund term in writing.
Do I need to worry about rental scams in the Augusta area?
Precautions reduce risk but cannot guarantee a listing is legitimate. The FTC describes this pattern: a copied listing, a price under the market, an owner who cannot show the home, and a request to wire money or pay by gift card or cryptocurrency. Never pay a deposit before a tour and a signed lease, and report bad listings to the platform and at ReportFraud.ftc.gov.
Which town should I rent in if I work at Fort Gordon?
There is no single answer, and this page does not rank towns. Renters who use Gate 6 often look at Grovetown first. Renters who use Gate 1 often look at Augusta and Martinez. Evans works for some addresses and costs the most on apartment averages. Decide with the renter’s decision framework: your full monthly cost, your gate, your tested rush hour drive, your school district, and your pet terms, in that order. The Fort Gordon guide covers life on post, and the Evans vs Augusta page compares those two markets head to head.
When should I start searching before a move to the CSRA?
As a planning starting point, watch listings six to eight weeks before moving. Ask when each landlord will accept applications for your target date; availability and hold policies vary. If you are searching from out of state, line up a trusted person to tour finalists, or plan a house hunting trip. Do not sign sight unseen on a by owner house. An apartment complex with a real leasing office and a verifiable address is the safer remote sign, and even then, confirm fees and the exact unit in writing.
